I dont get it... or do I?

Tell me where I am wrong, or if I am right?

1: Wanda misses Vision and wishes to pay her respects. She does.
2: After saying goodbye, she sees a strange invitation to a small town.

3: She goes there, and breaks down, and creates a false fantasy because she misses her boy.
4: Agatha sent this invite? How did she know it would do anything of the sort?

5: Agatha wanted to get into Wanda's head, but why? Agatha learned Wanda's backstory, which, I believe, is already common knowledge, so what did she really learn, and what did this matter?

6: Agatha wanted Wanda to hand over her power to her. Wanda didn't, but what was Agatha's plan to get her to hand over her power?

In short, Agatha's plan was what exactly?

Writing this, I'm thinking her plan was for Wanda to create a family she could hold hostage... I guess that works. The question is still; how did she know Wanda would create this fantasy in the first place?

You didn't quite get it... Wanda most probably intended to retrieve Vision's body from SWORD but ultimately didn't. The paper in the car was a land deed for the residential house lot in Westview, Vision had bought the property with the plans of him and Wanda building a house there (he had signed the deed with a heart and something like "for us to grow old together"). Wanda didn't receive an invitation, she recovered the deed from Vision's personal effects. Wanda cast a bunch of spells / used a lot of magic when she transformed Westview, and Agatha mentions that she came to Westview to investigate whatever magical thing was happening there. She didn't initially know what was going on, or that Wanda was involved, or even that Wanda was a witch. Agatha's plan was probably just to destablize an already unstable Wanda by ruining her alternate reality, and then to take advantage of her and trick Wanda into giving up her powers. Agatha stated at the end of the series that she couldn't actually fix Wanda's spell, that a spell already cast can't be corrected.

Cleared a lot of it up, thanks.

So in short: Wanda has a breakdown on the plot land that Vision had intentioned to build a family on. Agatha notices and wants in on the action. Agatha fails, the attempt "wakes" Wanda up. Wanda leaves and has become The Scarlet Witch in the process. The end.

Of course, one asks why Wanda can just leave? Or perhaps she is on the run now? Even that her intentions weren't bad, she did hold a town hopstage, also after she realized she held a town hostage.

Wanda can just leave because no one in the FBI or SWORD has the power to stop her.

Monica, Darcy and Jimmy seem to be on her side. Monica even admits that, had she the power, she might’ve done the same with her mom, Maria

But in every other respect Wanda has gone from being an Avenger to an Avengers-Level Threat.

Yeah, Wanda has got to be worrying the hell out of everyone how knows about her, she's THAT powerful and she's shown herself to be unstable! But what can they do about her? Not even the other Avengers can do much about her she doesn't want done, except maybe Captain Marvel and she's rarely around.

But the powers that be aren't going to be too eager to try to take her out (or to ask Captain Marvel to find her a new planet), because they do hope that they'll be able to use her powers to their own ends at some point. So if she asked for a cabin off the grid where she could be alone and think for a while, they'd probably say "Fine! Great!", and when she's gone, go back to arguing over what the hell to do about her.

Yeah, Agatha was only responsible for the things explicitly shown in the song. She arrived after the fact and put a spoiler on things.

Basically, Hayward wants to reactivate Vision at any cost. Wanda arrives to retrieve the body to give it a proper funeral. She is denied. Hayward strategically manipulates Wanda, showing her the mutilated body of Vision and provoking her to see if she can do anything that would help his goal. Wanda leaves peacefully filled with more grief than ever. She visits the site of the home Vision picked out for them to start a family in. Overwhelmed by her sadness, Wanda's powers explode outward in a fit of grief creating the Hex (apparently unconsciously at first).

Agatha then senses the incredible amount of power, unlike anything she's familiar with, and goes to investigate to puzzle out what exactly happened. Her thing is leeching power, so her goal is to get Wanda's power. First, it seems she needed to figure out exactly what that power was and what Wanda did so she would know how to use it herself.

It also could be theorized that Agatha assumed many things before finally getting to the truth. Because of the amount of Witchery that was being used Agatha assumed there would be a Coven and others who were involved. Agatha appears to have had to person by person figure who was or wasn't helping Wanda. Agatha also had to figure out how Wanda was doing all of this Witchery without spells, incantations, relics and whatever else witches use. Agatha also had to figure out if Wanda was a legit threat even before she could steal Wanda's power.

Agatha read her mind (which is why she used Ralph to become Fietro) but even in reading Wanda's mind Agatha was shielded from knowing that Wanda was the Scarlet Witch. Even Wanda didn't know that is who she was and Wanda still doesn't know how to use that power. Apparently Agatha can't steal Wanda's power unless Wanda is willfully using it.
