From all the reviews I have read, there will definitely be a third one, and that's a good thing.

I've seen all, but that was a John Krasinski creation. He seemed like the only person who knew what to do with that world.
shareHe didn't write the original story for the first movie. And he only co-wrote on the script. Though he was the sole writer for Part II, he wouldn't be the only person who would know what to do since he's obviously using someone else's characters and story in the first place.
