Nice to have a garage but is one bay enough for you with the climate?
Do you have more than one auto?
The lot is small but if it's just you and your wife the house has beds and baths space for guests to stay so that's nice.
The price is a plus, that's for sure but figure the cost of putting in the new painting, carpet removal/flooring install, refacing the front and replacing those weird front window frames. That will cost a lot.
From what I can tell the basement utilities seem in good shape.
I'd keep it in mind but shop around some more.
DAMN...REMIND ME TO HAVE YOU LOOK OVER ANY PLACE I CONSIDER IN THE FUTURE.🙂
shareI really love looking at real estate sites, I like to imagine about how I'd fix a place up. And also, 90% of home contractors are total crooks, lazy bastards who take too long or just don't know what the hell they are doing. It pays to research cost and reviews on local community sites where everyone brags or bags on a roofer, a plumber, a carpenter, etc.
We are on our fourth property now and you learn a lot, it's a huge clusterfuck if you trust ANYBODY during a property deal. Be direct, not rude but direct and always get three estimates on any major projects to be done once sale is final... I almost always choose the middle priced guy because the high priced guy is gouging you and the low baller doesn't know shit and is a bum in need of money for back child support payments.
One third payment up front, one third payment halfway through the project and NOT ONE NICKLE MORE until the final walkthrough. ALWAYS figure the Contractors are lying.
And for goodness sake tear out old carpeting, you just know the carpet has cooties, pubic hair, toenail clippings, bodily secretions and mold in it. I absolutely despise carpeting.

I like looking at property a lot, my favorite real estate site is Trulia.Com. The property sites are fun, it's nice to imagine what could be!
Check out local zoning laws, current price of materials and the often rotten contractors in the area of the property.
Beware, property lawyers often appear lazy as do home inspectors too. They just seem to mail it in and can not care at all.
Property lawyers can do a shoddy job if there are 'shared driveways' or disputed boundaries. A full survey will cost at least $800 to measure the grounds if you want to put in a pool or build a second outbuilding, I learned this the hard way!
Some strangers in the 1800s wanted a stake for oil, gold, timber or silver and I had to jump through hoops to put up a tin shed and a pool on my turf now... WTH?!?
I’m very lucky that I have a good friend who runs a construction company and his crew are awesome (they’ve done everything on every property I’ve owned). He has the best sparky, chippy, plasterer etc (but he finds it hard it keep hold of decent decorators 🤷♂️).

A certain amount of that is unavoidable, but a lot of them
know what they will run into.
And they can make your life miserable if they are not
honest.
we only have a one car garage now. when we retire we will go down to one car. the kitchen needs to be updated and needs more counter space - maybe put in an island. the house is the perfect size for what we have in mind. i doubt we are going to have four or five grandkids.
shareI would refinish the cabinets. We had that darker color of cabinetry and some wainscoting and hired a decent company to tone it down to an off white color.
Update the hardware on the cabinets, there are some really nice styles available.
