I disagree that the mother is innocent. Remember, when she brought over the plate of cookies, she beat him for stealing one. She made him spit it out. She clearly was disturbed as her little temper tantrums showed.

The mom was poisoning the baked goods. That is why she slapped his hand when he tried to have one, however, he obviously knew (though we didn't yet) what she was doing. She was just trying to get the homeowners to hallucinate and feel like they were going crazy, in hopes they would leave the house so she could put an offer on it.

The son mentioned at the end that he was pretending to be mentally challenged his whole life so that they could get money from fundraisers and things, and probably from the state also. The money was to save up for the house.

She mentioned that he was the one who took things too far - like putting a razor in the envelope and killing the real estate agent.

There are some things that don't make sense if you were to re-watch the movie knowing that the son really isn't mentally challenged & that they do not even live in the neighborhood. This includes the instance when he tries to take a cookie and the part where the mother is sitting home in front of the mirror and he is yelling downstairs. Also, if the wife would have taken the mother up on her offer of spending a few days at her house, she would have known the mother doesn't live in the neighborhood.

There are some things that don't make sense if you were to re-watch the movie knowing that the son really isn't mentally challenged & that they do not even live in the neighborhood

this is an example where a twist is thrown in at the end without piecing together earlier parts of the movie, that's why some things don't make sense. overall still rather good.

The mother wrote the letters and poisoned people to make them hallucinate with the goal of vacating the house so she could purchase it.

Mikey was helping her, however he took it much further and killed people.

It wasn't a gas mask it was a plague mask that doctors wore during outbreaks of plague. The "raven " mentioned plague in his notes.
