Well made, but the screenplay is underdeveloped

he Ones Below is just one or two screenplay draft from being something truly special. Farr has all the materials required to construct an above-average thriller, but he stumbles with unwieldy exposition and half-baked ideas. The cold relationship between Kate and her mother is intriguing on the surface, but the film abandons it entirely without ever going deeper. The Ones Below may give you a suitable thrill or chill upon viewing, but don’t be surprised if it fades out of your memory once the shock of the final twist wears off. http://www.cutprintfilm.com/reviews/the-ones-below/

(minor spoiler)

I found it a bit refreshing to see there was some sexual tension between the women that didn't eventually go anywhere, and no tension between Justin and Theresa which was a very obvious cliche that I was waiting for but didn't happen.

Now I'm just wondering if that was done on purpose or not.

I thought it was well made. A lot better than some other new films out there. Everybody's a critic nowadays.

"Everybody's a critic nowadays."

yeah, people are supposed to swallow every POS film and say "thank you" afterwards.
