It was done already and better.

Within = 5 out of 10

disagree. in ppl under the stairs, the family was keeping them captive. in within, the family doesn't realize someone's living in the walls.

I think the first movie mentioned in your spoiler text is why this didn't get a theatrical release; at least part of the reason. Once that came out, they really couldn't give this a theatrical release anytime soon.
