If the spirits could fly, at least partly, through the air, then why couldn't they just easily jump over the layer of iron filings hugging the ground around the warehouse?
This is a good point, I am not sure if this is addressed in the film. My only thought is that the ones we see flying about are at the power station, so they are right next to their power source, maybe this allows them to be more powerful and fly, rebuild etc.

I suppose that could be. Although when they were attacking the troops at the warehouse, they eventually were able to jump from the ruined building far away onto a power pole and eventually make it to the warehouse.
I remember the comment that their power was increasing somehow - perhaps the more people they killed, the stronger they got? If so, this could also explain it.
