Why don't the buyers know ahead of time that the brothers are going to show them a house they cannot afford first?

Umm they do. It's called acting and pretend they don't know.

Same reason they all sy they don't want to do renovations, producers told them to say that. I always think "have you not seen this show you signed up for?"

That, and they must think the audience are idiots and won't get sick and tired of hearing, "Why did you show us this house if we can't have it?!" It gets annoying after a while.
