Actually the show did a pretty good job of showing why two people who seem to have little in common might end up attracted to each other.
Proximity of course, plus they spent the whole show acting together as caretaker-friends to Sheldon, which gave them a mutual interest. And they had similar sense of humor, and seemed to get each other in a way that was often shown. Plus they both thought the other was out of their league in a way - Leonard saw her as out of his league due to her good looks, sexiness, and self-confidence, while she saw him as being out of her league due to his education, upper middle class background, and good job. Remember the episode where Penny's father visited, and said that Leonard was the greatest guy she'd ever dated - the one who was sober, professional, pleasant, and unlike all her previous boyfriends, not an asshole in any way? Plus, being around Leonard made Penny realize that she could do better for herself than trading on her looks, and Leonard being around Penny made him realize that he wasn't a loser who'd never get a girl. They each gave the other something they lacked.
Good job of writing, IMHO, and acting.
