What exactly caused it to spread so quickly? Were rubber/latex masks that flammable? How did Dan get out so quickly?

Didn't the Stonehenge block explode or something? Looked quite devastating.

Yeah, but it seemed that everything in other places started exploding as well. By the time Dan got out of the factory the entire building was on fire/engulfed.
