I guess by 1982 the owners of the house in Toms River got rid of the boat house. It noticed in the backround when they were having the birthday party that it was not there.

it's visible in Amityville 3. Perhaps the angle of the camera in Amityville II made it appear that the boat house was gone

The boathouse is not seen in parts 2 or 3. It's the cottage on the right of where the boathouse was in part 1 that's seen
