Just how much damage can a cat do? Assume all laminate flooring.

Yes!!!!! Most house cats are not destructive. They might leave fluffies everywhere but nothing permanent. The only exceptions are feral cats, and un-neutered males cats who sometimes mark their territory with urine spray.

But of course you would charge a pet deposit would you not? (in addition to the security deposit) It's legal here in BC, Canada. I'd charge half month's rent for pet deposit and make it refundable pending no damage to the unit. That way it motivates tenants to take care of the cat and unit.

Here in the US pet deposits are routine and expected.

Cats with claws generally destroy furniture and draperies - they do little damage to walls or floors, but if cats urinate on a floor or against a wall, the smell is almost impossible to get out if it gets underneath/behind anything.

I've had cats claw every corner in my house. That's corners of doorways AND corners of furniture. Even flat areas of my woodwork. So much so I had to cover each destroyed area with pieces of rug. And there are already furnished abodes as well. Cat's are VERY destructive.

ETA: Urine odor is very easy to get out with enzyme urine destroyers. Been using them since the 80s. They're a miracle in a bottle. And the best one is called Nature's Miracle. πŸ€·β€β™€οΈπŸ€·β€β™€οΈπŸ€·β€β™€οΈπŸ€·β€β™€οΈ

SOME CATS...I HAVE HAD MANY AND HAVE NEVER HAD A SCRATCHED WALL OR DOORWAY...FURNITURE...SURE...BUT IN PROBABLY 100 CATS OVER MY LIFETIME THAT I HAVE LIVED WITH...ZERO DAMAGE TO THE ACTUAL STRUCTURE.

Neither have I. But Urine is definitely something else. I had a sick cat with kidney disease and he used a corner. to pee. I saturated the area with NM and other products and the smell never came out. I finally had to remove the carpet, pad, and subfloor.

Only to the tenant’s furniture… unless you rent the place furnished.

Pet deposit and weight/type of pet limitations are good. Some apartments only allow cats and dogs under 35lbs.

A long as the people are responsible pet owners, sure. But irresponsible pet owners are the types of people who are going to cause more problems than just their pet.

The problem is how do you know they're responsible?

I've never been a landlord, but one must develop a sense of these things? You never know sometimes, like a job interview where the person looks and sounds fine but ends up being a terrible employee.

I run a property company and we have a strict no pet rule.

Pet food = roaches, ants, and other critters. The sanitary tenants on the other side of the wall will bolt.

If prospective tenants approach the Letting Agents and the requirement is accommodation that allows pets, then they will be presented with a portfolio that permits that - they won't know my properties even exist as they won't be offered them in the first place, so it's not like anyone is having the rug pulled from under them.

Someone told me there is a new law in California that you cannot prohibit a "service animal" and that service animal can be an emotional support animal. All a tenant has to do is get a letter from doctor/"professional."

And all we have to do is serve notice - the length will depend on the Tenancy Agreement (6 months is quite common in the UK, although we have some tenants on 30 day rolling contracts because they haven't gotten round to signing the newest agreement).

California passed statewide rent control laws in 2019. Previously, rent control was only in bigger cities, Los Angeles, San Francisco, etc. You can basically only evict someone if they haven't paid rent (and THAT has been essentially tolled for the pandemic - it's supposed to expire in January, probably still going to take a year to get someone out, with the courts jammed.)

We've got people hoarding propane tanks, gasoline containers, all we can do is notice them every time we see them. Six, seven, eight time offenders. It sucks for the good neighbors.

We can serve notice without giving a reason. Serving notice is different to eviction.
